What are those black streaks on my roof?
If you are noticing black streaks or dark staining on your roof, it has more than likely been invaded by a form of bacteria called Gloeocapsa Magma (often referred to as Algae or Roof Mold).
Does Algae and Roof Mold harm my roof?
The answer is YES. This form of Algae (Gloeocapsa Magma) is actually using your roof as a food source by feeding off of the limestone filler used in the manufacturing process to add weight to the shingle. If it is left to spread, the Algae will slowly eat away at your shingles, causing premature deterioration. This results in loose shingles and granule loss. But it doesn’t stop there. The loose shingles further compound the problem by allowing weather elements to find its way to the roof sub-decking and structural framing, leading to costly repairs, which usually run thousands of dollars.
I had an estimate from another company who said they that can pressure wash my shingles. What is different about your method?
NEVER use a pressure washer! Do not let anyone near your roof with a pressure washer! This goes back to the granule loss question (see No.3 above). Some of these companies use the "low-pressure" tactic to make you think your shingles and roof will be safe with their so-called low-pressure machines. As an expert roofing contractor for the last 20 years, I can assure you that any type of machine that these people use on your roof WILL cause damage and granule loss. Landis Roof Cleaning uses a Non-Pressure Soft Wash that doesn't involve machines or scrubbing. We use a cleaning agent that is recommended by ARMA (Asphalt Roofing Manufacturers Association) and by the major shingle companies in our area.
Is your cleaning agent safe for the plants, flowers and shrubs around my home?
No, but this is not a problem. We are not spraying your plants, flowers or shrubs. Our people are trained professionals and take every precaution to keep our wash agent off of plants and landscaping. In fact, most of the time spent at your home consists of setting up the protection for your landscaping. Our spraying technique is constantly being monitored by our ground man. This person’s sole responsibility is to protect your plants and bushes by watering the surroundings to dilute any overspray to safe levels.
Speaking of time spent on the job, how long does a typical Roof Cleaning take?
An average-sized roof takes about 3-4 hours to clean. There are other factors that can increase the time on the job, which include: the size of the roof, pitch of the roof, different sections of roof area, the amount of landscaping you have, and how dirty the roof is to begin with.
What about granule loss?
The ceramic granules that are placed on the surface of your shingles do more than add color. These important components of your roof help weigh down the shingle, and most importantly, they help reflect the sun's rays. By reflecting the sun's rays it helps to keep temperatures cooler in your attic, which results in measurable lower cooling costs throughout your home. It is important to keep these granules attached to the shingle.
